Pros and Cons of Buying a New Construction Home

by Robert Chancellor

Choosing the home you will buy is always a complicated process, whether it is your first time or your tenth. If you are looking for your next home, you may be wondering if new construction is the right fit for you. There are many benefits and incentives associated with buying a new build, but as with anything there are some potential drawbacks, as well.

To help you decide whether new construction is the right fit for you, check out this list of some of the pros and cons of buying a new build home.

Pros of Buying a New Construction Home

In addition to being the first people to live in the home, there are many benefits of buying a new build, including:

  • Many new construction homes come with a warranty, providing peace of mind about the condition of the home and giving you a year or so to discover any flaws in the construction of the property.
  • A new build home will often allow you to choose some of the finishes, appliances, and floor plan details, providing a custom build experience without the challenges of a remodel or building a custom home from scratch.
  • New construction builders may be able to offer incentives like credits toward closing costs or design center upgrades. Depending on the market at the time, you may have more negotiation leverage with a builder than you would with an individual seller.
  • A new home tends to be far more energy efficient than an older home, and likely will offer some options to upgrade to energy efficient and smart home features that will increase this benefit even more.
  • If you are buying a new build in a brand new subdivision, you may find the community to be particularly easy to connect with. Surrounded by neighbors who are also new to the neighborhood, meeting and fostering community is often easier and more natural than it is in an established community.

Cons of Buying a New Construction Home

There are some potential drawbacks of buying a new construction home, including:

  • In nearly every case, a new build home and its surrounding neighborhood will look brand new. The drawback to this is you will have to wait for a decade or so to enjoy mature trees, and an established community feel.
  • New build homes will not feature historic charm or character, which may be a con for you if that is your personal preference.
  • Your timeline for buying a new construction home may be more subject to change than an existing home, especially if it is still under construction. Delays outside your builders’ control include supply chain issues, waiting for city permitting and other approval, weather delays, and labor shortages.

Don’t forget that even if you buy a new construction home, having an agent you can trust on your side is essential. Working with a local expert who knows the reputation of each builder and can help walk you through reading the contract and negotiating any terms is the best way to enjoy your new home buying process.
